Automatic Pivot Flood Protection Gate

The Madoors USA Automatic Pivot Flood Protection Gate is a precision-engineered, rapidly deployable flood defense and spill containment barrier designed specifically for loading bays, wide industrial and commercial openings, underground car parks, roller shutter door openings, and any flat-surface access point requiring flood protection without threshold obstruction for vehicles and forklifts. Combining a precision gas lift mechanism for effortless raising and lowering, a single-point lever-operated locking system for immediate secure deployment, and patented anti-clog compression-recovery seals engineered for long-term and semi-permanent flood defense installations, the Madoors USA Pivot Flood Gate delivers convenience, rapid operation, and reliable flood containment in a maintenance-free aluminum panel system that requires no excavation to install and can be ground or wall mounted on any flat impervious surface.

Available in automated, semi-automatic, and manual configurations — with trigger options including water detectors, fire alarms, smoke detectors, heat detectors, and push-button control — the pivot flood gate provides standard flood protection heights from 200 mm to 600 mm as standard, with custom heights available up to 1,000 mm. A single pivot gate protects openings up to 4 meters wide, with dual linked gate configurations available for wider apertures using a removable central support. A manual slot-in version is available for space-constrained installations where insufficient side space prevents pivot gate installation.

TECHNICAL SPECIFICATIONS
The Madoors USA Pivot Flood Gate is constructed from maintenance-free aluminum panels, providing corrosion resistance, long service life, and low operating weight for the precision gas lift mechanism. The gas lift system provides gas-assisted raising and lowering of the gate panel, allowing a single operator to open and close the gate effortlessly without mechanical assistance — critical for rapid emergency deployment in flash flood scenarios and for convenient daily use at high-traffic loading bay entrances.

The single-point locking system clamps the pivot gate in the closed flood defense position at the turn of a single lever, providing immediate, secure barrier engagement without multi-point locking sequences or tool-operated fixings. This rapid single-point engagement is the defining operational advantage of the pivot gate system in emergency flash flood deployment scenarios where deployment speed directly determines the extent of flood damage prevented.

Pivot gate supports are custom manufactured to clear any existing obstacles at the installation location — including roller shutters, crash bars, door frames, and structural protrusions — ensuring that the raised gate is safely positioned to the side of the opening with total access clearance maintained. The raised gate position to the side of the opening leaves the access completely free for normal vehicle, forklift, and pedestrian movement during non-flood operation.

The patented seal system is specifically designed to resist clogging from debris and sediment carried by floodwater and to reform after prolonged periods of compression — making the system suitable for long-term and semi-permanent flood defense installations where the seal remains compressed against the floor surface for extended periods between flood events without losing sealing effectiveness.

Standard flood protection heights range from 200 mm to 600 mm. Custom heights are available dependent on span requirements and location. Flood widths up to 400 mm and heights to 1,000 mm are available within the standard extended range. A single pivot gate covers openings up to 4 meters wide. Dual pivot gates linked with a removable central support extend coverage to wider apertures. Internal and external mounting configurations are both available.

KEY FEATURES
Precision Gas Lift Mechanism — Effortless Operation
The gas lift system provides gas-assisted support throughout the full raising and lowering travel of the gate panel, allowing a single operator to open and close the gate with minimal physical effort regardless of gate panel size or flood protection height. Effortless operation is critical for flood gate systems that must be rapidly deployed by available personnel — including non-specialist staff — at the onset of a flash flood event when deployment speed is the determining factor in flood damage prevention.

Single-Point Lever Locking — Rapid Deployment
The single-point locking system clamps the pivot gate securely in the closed flood defense position at the turn of a single lever — completing the full barrier engagement in a single operation without multi-point locking sequences. This rapid single-action deployment capability makes the Madoors USA Pivot Flood Gate the fastest-deploying flood barrier system available for loading bay and wide opening flood defense applications.

Patented Anti-Clog Compression-Recovery Seals
The patented seal design resists clogging from the debris and sediment carried by floodwater — a critical performance requirement for floor-level seals at loading bay and industrial entrance flood gate installations where the floor surface carries vehicle tire debris, dust, and particulate contamination. The seal material recovers its original profile after prolonged compression, maintaining effective sealing performance across long-term and semi-permanent installations without requiring seal replacement between flood seasons.

Automated, Semi-Automatic & Manual Operation
The pivot flood gate is available in fully automated, semi-automatic, and manual push-button operation configurations. Automated activation is triggered by water detector sensing of rising water levels, fire alarm activation, smoke detector signal, or heat detector response — enabling barrier closure without operator presence or intervention. Semi-automatic configurations combine automated trigger activation with manual confirmation or override. Push-button manual control provides convenient daily use operation for entrances where routine opening and closing for normal access is required alongside emergency flood defense capability.

Multi-Sensor Trigger Integration
Automated pivot flood gate operation can be triggered by water level detectors, fire alarm systems, smoke detectors, and heat detectors — providing multi-hazard trigger capability from a single barrier system. Water detector triggering provides automatic flood defense activation. Fire alarm and smoke or heat detector triggering activates the barrier as a spill containment or fire compartmentalization measure in combined flood and fire risk environments.

Custom Support Manufacturing — Obstacle Clearance
Pivot gate supports are custom manufactured for each installation to clear any existing obstacles at the opening — including roller shutters, crash bars, door frames, signage, and structural protrusions. This custom support design ensures that the raised gate is safely positioned to the side of the opening in all cases, with no interference with existing opening hardware and total access clearance for vehicles, forklifts, and personnel during normal operations.

Dead-Level Threshold — Vehicle & Forklift Access
The pivot flood gate provides flood defense over dead-level thresholds — flush floor-level installations with no raised sill or threshold step — allowing vehicle and forklift access across the protected opening without any threshold obstruction during normal non-flood operations. This zero-threshold characteristic makes the Madoors USA Pivot Flood Gate the only practical flood defense solution for loading bay entrances and forklift access routes where a raised threshold would obstruct operational vehicle movement.

No Excavation Required — Ground or Wall Mounting
The pivot flood gate installs directly onto the existing floor or wall surface without requiring any excavation, channel cutting, or structural modification of the surrounding floor or wall — significantly reducing installation time, cost, and disruption compared to recessed or embedded flood barrier systems. Ground mounting and wall mounting configurations are both available, providing installation flexibility for different opening types and surrounding structural conditions.

Maintenance-Free Aluminum Panels
The gate panel is constructed from maintenance-free aluminum, providing corrosion resistance and long service life in the wet and chemically contaminated environments encountered at flood-risk industrial and commercial entrances — without the surface treatment maintenance requirements of steel panel alternatives.

Single Gate Up to 4 Meters Wide — Dual Gate for Wider Openings
A single pivot gate protects openings up to 4 meters wide in a single panel without requiring a central support post. For wider apertures beyond 4 meters, dual pivot gates are linked using a removable central support that is positioned for flood defense and removed for normal access — extending protection coverage to the full range of wide industrial and loading bay opening widths.

Internal & External Mounting
The pivot flood gate is available in both internally mounted and externally mounted configurations, providing installation flexibility for openings where the preferred flood defense position is on the interior face of the wall or the exterior face — allowing the gate to be specified for the most operationally convenient and structurally appropriate mounting position at each installation location.

Manual Slot-In Version — Space-Constrained Installations
Where insufficient side space at the opening prevents installation of the pivot gate mechanism, a manual slot-in version of the system is available. The slot-in gate panel is manually positioned into floor and wall channels to close the opening and manually removed to restore normal access — providing flood defense capability for space-constrained locations where the pivot gate's side-deployment mechanism cannot be accommodated.

ASSEMBLY & INSTALLATION SEQUENCE
Site Survey & Configuration Selection
Opening width, flood protection height requirement, floor surface condition, available side space for pivot gate deployment, obstacle positions, and automation trigger requirements are assessed. Pivot gate configuration — single or dual gate, internal or external mounting, automated or manual operation — is confirmed. Custom support dimensions for obstacle clearance are measured and specified.

Surface Preparation & Mounting Position Marking
The floor and wall mounting surfaces are inspected for flatness and surface condition. Mounting positions for the pivot gate hinge assembly, gas lift mount, and floor seal contact line are marked on the installation surface. No excavation or channel cutting is required for standard ground or wall mount installation.

Pivot Gate Support Installation
Custom-manufactured pivot gate supports are installed and anchored to the wall or floor structure at the specified mounting positions. Support alignment is verified for correct gate panel swing geometry and obstacle clearance in the raised position.

Gas Lift Mechanism & Gate Panel Installation
The gas lift mechanism is installed between the pivot support and the gate panel. The aluminum gate panel is hung on the pivot hinge and connected to the gas lift. Gas lift operation is verified — gate panel raises and lowers effortlessly across the full travel range with gas assist engaged.

Seal Installation & Contact Verification
The patented floor seal and side seals are installed on the gate panel lower edge and side edges. Seal contact with the floor surface and wall surfaces in the closed position is verified for continuous contact across the full gate width and height. Seal compression and recovery are confirmed.

Single-Point Locking System Installation & Testing
The single-point locking mechanism is installed at the specified lever position. Locking engagement — gate panel clamped securely in closed flood defense position — and release are tested through multiple cycles. Lever operation is verified for single-action engagement and release.

Automation Trigger System Installation & Commissioning (Automated Variants)
Water detector, fire alarm interface, smoke detector, or heat detector trigger connections are installed and wired to the gate control system. Automated activation from each specified trigger source is tested and verified. Push-button manual control is commissioned and tested alongside the automated trigger functions.

Dual Gate Linking & Central Support Installation (Wide Openings)
For dual gate configurations, the removable central support is installed and the two gate panels are linked at the central support position. Linked operation, central support removal and replacement, and combined gate seal continuity across the full opening width are verified.

Final Testing & Handover
Complete operational testing is conducted across all automated trigger, manual push-button, gas lift, locking, and seal contact functions. Slot-in version panel insertion and removal are verified for space-constrained installations. Installation handover documentation is completed.
